Two tracks
Buying to live and buying to invest are not the same search.
The mistake we see most often is running an investment purchase on lifestyle instincts, or a lifestyle purchase on a spreadsheet. Tell us which one you are doing — or both — and the brief changes accordingly.
Buying to live
The daily-life questions decide this one: which street actually suits a young family versus a retired couple, how the town feels in February rather than August, school runs, healthcare, and whether the community around you is one you will still want in year five.
Buying to invest
Different questions entirely: realistic gross and net yield, seasonality of rental demand, the true cost base after taxes and fees, licence rules for touristic letting in that specific municipality, and how liquid the resale market is when you eventually want out.

For investors
What we actually pressure-test before you commit.
Realistic yield, not the brochure number. Gross yield is easy to quote and easy to miss by a mile. We work back to a net figure after community fees, IBI, insurance, management, maintenance and realistic void periods — including the fact that much of this coast rents seasonally rather than year-round.
Touristic licence reality. Short-let rules are set locally and have been tightening across Spain. Whether a given property can legally be let to tourists — and whether a new licence is even obtainable in that municipality — is a question to settle before you buy, not after.
The true cost base. Transfer tax or VAT, stamp duty, notary, registry, legal fees and currency cost typically add 10–14% on top of the headline price. An investment that only works before costs does not work.
Location fundamentals over sea-view romance. Which streets hold value and which quietly do not, where supply is genuinely constrained, and which developments have a resale history worth looking at. This is where local depth beats any portal.
Exit liquidity. How long comparable properties actually take to sell, and to whom. A property that only appeals to one narrow type of buyer is a slower exit than the yield suggests.
Your residency position, kept separate. Buying property in Spain does not grant residency. Spain closed the Golden Visa investment route to new applicants in April 2025, so property and immigration are now two separate conversations — and we will not let anyone blur them.

We are not a licensed Spanish real estate agent (API), a lawyer, a notary, or a regulated financial adviser, and we do not handle the legal transaction itself. That is a genuine, deliberate choice, not a limitation to apologise for.
Property purchases in Spain should always go through independent legal representation — someone whose only job is protecting your interests, not selling you the property. Investment decisions should be taken with your own tax and financial advisers, who know your full position.

Where we work
The Costa Blanca, north and south.
Stretching over 200 kilometres along the Mediterranean in the Alicante province, the Costa Blanca is our deepest area of focus. Exceptional microclimate, well-established infrastructure for international residents, and two distinct characters depending on how far north or south you look.
North Costa Blanca
Dramatic limestone coastlines, greener hillsides, strict building regulations, and a premium boutique feel. Popular with buyers looking for character villas with sea views and a quieter pace.
For investors: this is the capital-preservation end of the coast. Tight planning rules keep new supply genuinely constrained, which supports values — but entry prices are higher and gross yields are correspondingly thinner.
South Costa Blanca
Flatter landscapes, salt lakes, extensive golf resorts, and generally more accessible price points. Strong rental market and a large international community.
For investors: this is where the rental maths is easiest to make work. Lower entry prices and deeper tenant demand lift yields — but supply is far deeper too, so the specific location within a town matters more here than the town itself.
